Hunt Club HOA Meeting March 2008

Meeting called to order at 8:03 pm by President Bill David

Attendance: Robert Sidloski, Deneen Seljan, Michael Albanese, Paul Barlow, Bill David, and Barry Barnett of Barnett Management

I.Approval of Minutes: Last meetings Minutes approved by all attending

II.Delinquent Accounts: Robert Sidloski motions that the HOA bill Chase Realty regarding property at 768 Horseshoe Way for back delinquent fines. This was approved 4-0. He also motions for the HOA bill Bank of NY for past delinquent balance for property 740 Hunt Club Way. Motion carried 5-0

III.Financial Review: Michael Albanese inquires of a bill paid March 2008 to Schill Landscaping and the timing of this payment for the spring services. Stating it appeared to be paid early. Barry Barnett explained it was for the lifestyle homes.

IV.Old Business: HOA meeting with the City of Avon Lake. Bill David reports that a meeting was held with himself, Deneen Seljan, and Robert Sidloski on Wednesday March 5th. Present were Mayor Zuber, City Engineer Joe Rietz, Councilmen Tim Rush, Greg Zilka, Martin O’Donnell and Councilwoman Jennifer Fenderbosh.

Mayor Zuber told us he met with Ryan Homes and Hunt Club developer Greg Romes. He promised to work with the HOA with any outstanding issues to the common area grading and mounds. It was also told to us by Mr. Rietz the City is holding a performance Bond on the streets of the Hunt Club. He assured us that the bond will not be released to the contractor hired by Greg Romes until the streets are correctly repaired and sealed. This work was to be started by the end of May 2008. Mayor Zuber set up a development walk through with himself, the HOA and Ryan Homes. This meeting was set up for Friday May 16th at 1:30pm on site at the Hunt Club.

Pond Maintenance: The HOA was given 3 written proposals for this spring. The HOA members will looks these over and decide on a contract before the next meeting.

Lifestyle residents have requested a bubbler in the pond and after obtaining quotes with the help of Russ Oaks of Canter Ct. it is was determined by the board that the total cost of a bubbler is not in the pre-set budget for the pond.

Insurance Review: Michael Albanese requested to review the Insurance policy. He request for Barry Barnett to supply the policy for review. Barry Barnett said he will have this done before the next HOA meeting.

Amendment Review: The ban on Convicted sex offenders living within the Hunt Club passed with 75% of the residents vote. This was drawn up by the HOA attorney and filed with Lorain County.

The Indemnification issue was 4 votes short from passing as of this date.

The issue of additional lighting for front entrance was tabled and to be revisited next meeting
