Hunt Club HOA meeting January 28, 2008

Meeting called to order at 7:28pm by HOA President Bill David
Attendance: Bill David (President), Deneen Seljan (Vice President) Michael Albanese (Treasurer), Robert Sidloski, Paul Barlow and Barry Barnett: Barnett Management
l. Owners Concerns:
*Snow removal complaints from several Lifestyle Homes residents regarding plowing times and   driveways not thoroughly done
 Upon review the times were confirmed as follows: snow removal is 6:00am if 2 inches accumulates by 4:00am and by 5:00pm if 2 inches accumulates during the day.
Barry Barnett is going to follow up as to whether Schill Landscaping is using sub contractors for lifestyle driveway snow removal.
*Resident, Cheryl Whitmore of 656 Canter Ct, asked that HOA meetings be open to residents after the allotted open forum. This was revisited and a vote was taken regarding this and failed 4-1 due to several sensitive agenda areas, financial delinquencies and otherwise. Vote results were as follows-Against: Bill David, Robert Sidloski, Michael Albanese, and Paul Barlow. For: Deneen Seljan. Bill David motioned that the HOA have an expanded resident forum each spring dedicating the bulk of the meeting to resident’s concerns and suggestions. This board agreed this would be a good idea and should be done
*Placement of Satellite dishes on homes: This was brought up by several residents and will be reviewed as to where the dishes are placed on homes and whether written request was requested to the HOA board. This is per the Hunt Club rules and regulations handbook. Barnett Management will do a full inspection to verify this information and confer with HOA attorneys regarding these complaints. The issue past approval of sheds, fences, and other structures will also have to be looked into.
*the board is researching a question asked by Tom McInerny of Canter Ct concerning an issue of over seeding action taken in the lifestyle homes and all associated costs.
* An issue of possible landscaping improvements was conveyed by Linda O’Donnell of Canter Ct. This was discussed by the board and these is indeed an agreement among the HOA to put in landscaping improvements to the pond when we can be sure Ryan Homes is finished completing an outstanding items to the pond. The idea of a bubbler/fountain was discussed and the HOA is looking into this for the spring. The lack of electric source is the main problem at this time. The O’Donnell’s told the board they would be willing to use their residential power source in order to install any such bubbler. This will be investigated by the HOA. Residents of Canter Ct , and directly affected residents, were asked by Bill David to submit ideas as to what improvements they may want and the board will evaluate them..

Minutes were reviewed and approved.
lV. Delinquent Accounts:
*Full review of delinquency list completed
V. Financial Review:
*Accounts are to be broken down further in the future, as well as a more detailed billing method. Barnett Management will be implementing a new financial reporting system this year.
Vl. Old Business/Unfinished Business:
*Mayor’s meeting discussed: Bill David has spoken to Mayor Zuber via phone and communicated via e-mail concerning the city of Avon Lake’s meeting with Ryan Homes and Greg Romes. A meeting with HOA and Mayor Zuber will take place in near future.
Deneen Seljan conferred with City Engineer Joe Rietz regarding the Hunt Club Street issue. Mr. Rietz told her that Tri-Mor Cement will be repairing and sealing all Hunt Club streets by May 31, 2008
*Winners Circle Street Light issue was discussed. Barnett Management’s inspector will be meeting on scene with Illuminating Company on Thursday January 31, 2008 to get an action plan together ASAP.
*Convicted Sex Offender Amendment resident vote passed 76.2% and the HOA board instructed Barnett Management to have the ban formally recorded with HOA attorneys and filed with Lorain County.
*Web Site improvements were discussed and an effort to post upcoming agendas will be posted prior to HOA meeting as well as HOA meeting minutes.
Vll. New Business:
*Several residents have expressed concerns of burned out yard lights. This is considered a development safety issue by the HOA. Deneen Seljan motioned the HOA board take action, Bill David seconded the motion and called for a vote. The vote passed 5-0 for residents maintain their yard lights. It was decided that residents have 10 days after written notice is given to repair their yard light. Failure to do so will result in a $50.00 penalty. Further failure to comply will result in an additional $50.00 fine and the light will be repaired by the HOA at the owner’s expense.
The next scheduled meeting will be February 25, 2008 at 7:00pm. This meeting will not include a forum. Any concerns by residents should be e-mailed or conveyed to HOA members in order to be discussed.
Motion for the meeting called to a close by Bill David. Rob Sidloski seconded the motion. Meeting ended at 8:55pm
